2. Room Rates
Housing Rates
- Housing rates listed below are based on planned room occupancy: two persons per room in residence hall rooms; three persons per room in Hope and Horton designed triples; one person per room in Emerson, Hope and Horton singles; three persons per apartment in Welch; four persons per apartment in Li and Tropicana apartments and Lido Mirada, Beachcomber and Tradewind two-bedroom units; two or three persons per apartment in one-bedroom Lido Mirada, Tradewind and Beachcomber units.
- Residents of designated triple occupancy rooms will pay a reduced housing rate for the semester only if three occupants are assigned to the room at the time of the semester billing (September 15 or February 15). Multiply the double-occupancy semester rate by .67 to calculate the discounted triple rate.
- No triple discounts are given for the time period students reside in temporary overflow triple rooms.
- Single occupants of a double occupancy room may be provided the opportunity to remain as the sole occupant if 1) there is no waiting list for that hall, floor or building, and 2) they agree to pay the additional 30% charge to “buy out” the vacant space (see “Vacancies”). Multiply the double-occupancy rate by 1.3 to calculate the "buy out" rate for a given room. All furnishings must remain in the room even though a vacancy has been “bought out”.
- If at any time you move into an empty room you will be required to “buy out” the room at the additional 30% rate.
- If your apartment has a vacancy you may be provided the opportunity to keep that space vacant if 1) there is no waiting list for that apartment building and 2) you agree to pay the additional 30% charge to “buy out” the vacant space. Multiply the double-occupancy rate by 1.3 to calculate the "buy out" rate for a given room. All furnishings must remain in the apartment even though a vacancy has been “bought out”.

Housing Reservation Deposits
NEW INCOMING RESIDENTS’ DEPOSITS
- All accepted applicants who require on-campus housing must complete a housing information form and submit it to the Office of Admission with a $250 housing reservation deposit. Housing information forms may be downloaded from the Biola website: www.biola.edu/undergrad/downloads/09-10/housing_card_09-10.pdf. No room can be reserved without the housing reservation deposit.
- Applicants to the University who have paid the $250 housing reservation deposit but who decide not to attend Biola or not to reserve housing may either (1) postpone enrollment and request the deposit be held by Biola for up to a year, or (2) request a refund of this deposit from the Housing Manager in Residence Life.
- Request for a refund must be received by the appropriate deadline:
- Fall applicants, on or before July 1, 2009
- Interterm/Spring applicants, on or before January 15, 2010.
- Request for a refund must be writing to the applicant's Admissions Counselor.
- Failure to give written notice of cancellation by the dates above will result in forfeiture of the housing reservation deposit.
CONTINUING RESIDENTS’ DEPOSITS
- Housing reservation deposits will continue to be held until a resident student graduates, withdraws from the University or permanently moves out of University housing.
- Residents who withdraw from the University between semesters may request a refund of the housing reservation deposit from the Housing Office. Request for a refund must be received by the appropriate deadline. Failure to give written notice of cancellation by the dates below will result in forfeiture of the housing reservation deposit.
- Between Spring 2009 and Fall 2009 semester, on or before July 15, 2009.
- Between Fall 2009 and Spring 2010 semester, on or before January 15, 2010.
- Request for a refund must be made in writing.
- Residents who withdraw from the University during fall or spring semesters will have their deposits credited to their student account within 60 days of their withdrawal date.
- Residents indicate that they will permanently leave housing either by not contracting for the upcoming academic year or by cancelling their current contract according to the stipulations in Contract Cancellation.
- Students indicate that they will permanently leave housing either by not contracting for the upcoming academic year or by exercising the Purchase Release Option of their current contract (see Contract Cancellation).
- Students who leave the University temporarily (enroll in an off-campus study program, plan to re-admit) may request to have the housing reservation deposit held by the University for up to one year until they return.
- Housing reservation deposits will be refunded as a credit to the student’s account.
- Students with signed Housing Contracts who do not claim their Housing Assignment by the Housing Claim Deadline will forfeit their Housing Deposit (see Check-In Procedures).
